The rental market for centers isn't great this year.
You basically have Monahan and (maybe) Novak as the top choices for the majority of teams, simply because they are capped out.
Everyone else requires more significant retention, additional cap moves, have (unwanted) term, and/or are at least a tier lower.
There's nothing really wrong with your proposal other than it leaves room for other teams to match/beat it. Conditions or a weak prospect will be tabled for at least a time before being accepted.
I'm guessing the trade will happen early.
Hughes isn't hard set on maximizing value and has a handshake agreement to send Monahan somewhere desirable. He's not going to go back and forth and squeeze a team up until the final minutes.
The first team to step up with a strong offer has the best chance of getting him. If you come in with no conditions and NYR is a team Monahan would appreciate being sent to, you could very well get him for less.
The price for NYR might be
only an unconditional 1st. If you meet the minimum threshold Hughes has set (whatever that may be), you may end up getting him cheaper than the market might dictate, since you would be able to avoid a bidding war.
