Tavares isn't going to take pay below 10m for a team he's never been a part of. The returns for JT are fine, but still kinda underwhelming. I suppose it could make sense in the right circumstances.

Tavares is a great player, but if the leafs really wanted him they would likely test their luck with free agency, no need to give up one of the most team friendly contracts in the league with Kadri, and an Elite winger and possible future number 1 c in Nylander.
