It appears the Leafs currently need to sign 7 more players and only have $9,143,550 of cap space.
The trade makes Brodie the payment for taking on Murray's contract and frees up an additional $9,687,500 cap.
Buffalo could add a pick or player, but that is significant cap for the Leafs.

Not sure how you came up with your numbers ? I show $18.768M cap space (after Murray buyout) and they need to fill 7 spots - 4 forwards, 1 goalie (Samsonov who is RFA) + 2 scratches. It’s possible Gio will retire (that’s the rumour) so could be $19.5 M for 8 spots - they’re in surprisingly good shape cap wise. No need to dump Brodie; Tre may decide to trade him 🤷🏻 but he still has value imo - his defensive metrics are near the top every year
