At the end of the day, the Stars will eventually cave and give Seguin whatever contract he wants, but of the Seguin deals I have seen so far, this is the best one. Instead of Dougherty, the Stars would likely target a 1st round pick. Stars would likely have to throw in a small prospect as well, but a package involving a top-6 center, a top-prospect, and a 1st round pick, would be extremely tempting for Dallas, should they decide to move him.

The biggest issue regarding this deal isn't value-related. The Stars, and basically every team in the league, would be extremely hesitant to trade an elite player within the division. If Dallas were to move him, they certainly aren't going to want to see him on the opposing bench multiple times per season.

Overall, the value is real close. The big issue is just the logistics of a deal involving a divisional opponent.

Would hate so much to trade Tolvanen (especially in division) but.... for Seguin i'd probably make an exception (only if he will extend in Nashville). This would be a very tempting deal to take. From Dallas' side they get a top 6 center and a top notch prospect in Tolvanen. They'd probably take a pick over Dougherty though.

I think the elite player going to a division opponent would be tempered by an elite prospect coming back.
