If Mcdavid refuses to sign an extension why would Toronto trade all that for an RFA? Why not sign him on an offer sheet and give up only future draft picks and no rostered players? Imagine for 1 season they would have Matthews and Mcdavid as their top 2 centers... If Mcdavid won't sign he won't have trade value it will be a bidding war.

What you wrote makes sense. Once a player signs an NHL contract, he really is "under control" of his team for 7 years. So, what McDavid might really want is UFA. $$$ at the end of of ELC and still have freedom in 7 years.
Lets say a team...who wants to make "splash" in the offseason such a Carolina puts in an offer sheet of 4 X 12m. Edmonton is forced to match. But Edmonton has McDavid for just 7 years total. There are no NTC, NMCs in offer sheets, so Edmonton can still get assets in a trade, and McDavid so happy from the money view.

no... edmonton is matching ANY offer sheet, no matter the cost.
