The Flames trade 3 good defenseman, and a middle/bottom six forward for nylander and some trash.

They can trade Hanifin, Zadorov, Tanev and Dube all separately and get a far greater return and then sign Nylander in the offseason if they want.

I think both teams say no. Leafs aren't trading Willy and the Flames aren't moving 3/4 of their pending UFAs for another UFA, Lili and co.

Plus the flames can get more value trading them separately.

I wouldn't be shocked if they trade Willy somewhere if the sense is that he won't resign.

It would be both teams that say no like @Lunatik said.

Other than Lajoie who is an AHLer, the Leafs are giving up useful NHL players other than Nylander. Brodie (just as good as Tanev) and Liljegren are useful D, and Jarnkrok is a useful middle-6 F like Dube.It's 3 ufas+ 2 rfas for 2 ufas+ 2 rfas + a player with 2-years of term left. You can't assume the Flames would have the opportunity to sign Nylander in the off-season, plus his AAV would come in much higher, so probably not worth it at all even if he was interested if they sold all those defenders for futures.

In terms of value it's probably:

Nylander > Hanifin

Brodie =< Tanev
Jarnkrok < Zadorov
Liljegren >= Dube

Lajoie < Ruzicka

I think the middle 6 players would be more or less equal in value in a straight 3 for 3, although CGY would be forgoing the opportunity to net more on the rental market.

The reason for the Leafs to decline is because their side is probably more valuable even though it's essentially 4 for 5, but more importantly they are making more moves than necessary unnecessary move, and they end up with more pending UFAs. CGY declines because if they are selling off it probably doesn't make a whole lot of sense for them to acquire Brodie and Nylander (if they can't sign him), Jarnkrok could be a good replacement for Dube but no reason to really seek him out, and no reason for Lajoie.

I don't really see how this could be salvaged from the Leafs side if Nylander is being dealt, except that maybe Hanifin signs. From the Flames side, assuming they can sign Nylander, replacing Brodie with futures (whatever the difference between Nylander and Hanifin+Tanev is, and just removing Ruzicka and Lajoie. Swapping Jarknkrok + Liljegren for Zadorov+Dube would be an okay swap for them I would think.

Calgary declines hard.

Willy being a pending UFA with a huge salary ask for an extension greatly reduces his value.
The rest of the Flames package is worth a lot more than the rest of the Leafs package.

The deal makes absolutely no sense for Calgary anyhow. The only way the Flames would trade for Willy is if they're not rebuilding and the only way they'd trade all of (or even just 2 of) Hanifin, Zadorov and Tanev is if they are rebuilding.

Team situation aside, looking purely at value, Leafs say no. Nylander is FAR and away the most valuable piece here, his counterpart to the deal being Hanifin. Brodie + Lily for Tanev + Dube is a wash at worst. Jarnkrok for Zadorov is a lot closer than some people would care to admit. Lajoie for Ruzickais the only swap that is heavily in TOR's favour and we're talking about a bottom of the lineup guy.

Leafs lose the Nylander for Hanifin swap by a landslide and don't make up that difference in value anywhere else.
