You're looking at this wrong. He is basically saying that if it's a rental, it's going to be like the MAF trade where it's a 2nd round pick that turns into a 1st if the Wild make it to a certain point in the playoffs.
Guerin has traded a total of one good prospect in his 4-5 years as GM: Jack McBain, who was a college player that said he wasn't going to sign with the Wild.
Every other move has been: non-1st round pick (usually 3rd or later) for player (MAF, Reaves, D-Lo, etc) , player on roster for cap dump+prospect+pick or pick+prospect (Zucker, Kunin, Fiala), or essentially player for player (Kahkonen for Middleton, Talbot for Gus, Sturm for Jost, Pateryn for Cole).
That's his MO for trades. Notice how none of them are 1st+top prospect for anyone, let alone a rental.
