Buffalo gets Dube, a young forward that projects well.
A first round pick (either in 2022 or 2023)
The higher of two second round picks
One of Zary, Coronato, or Pelletier - Buffalo chooses
To make salary work, they get Sean Monahan, who has one year left after this one.
That offer is, in my opinion, more than Calgary wants to give up and less than Buffalo wants. Two picks, one of their three top prospects, one of their best young players, that comes close to Buffalo's ask for four first round pieces. If Buffalo flips Monahan at any point, it exceeds the four piece ask. Buffalo probably wants to get Tkachuk or Mangiapane in the deal, but the Flames want to get better, and those guys are players they would want to surround Eichel with. Getting Eichel and giving up those guys doesn't make sense. The first rounder is conditional because if the Eichel can't play this year and the Flames gave up Monahan and Dube, there is a good chance that will be a high pick for a player that can't play. Either the condition is it transfers to next year or is lottery or top ten protected. If the deal is a no starter without one of the Flames best players, it doesn't happen, because why move out young, high end roster players while moving one in? It is probably why the trade for Eichel hasn't happened yet; Buffalo is asking for pieces that contending teams aren't interested in dealing and rebuilding teams don't have.
Cap wise, the deal puts Calgary over the cap by a million, but that is with the team carrying extra defencemen and an injured forward. To make the deal work, the Flames would waive Stone and Gudbranson, paper down any non waiver players to make the deal, put Eichel on LTIR, and then recall the same players. Odds of Stone and Gudbranson being claimed are zero, so the Flames would be fine. In January or February, they would have to make a decision on how to free up a million, since they can't accrue cap space during LTIR, and would be prevented from bringing in reinforcements at the deadline.
The second round pick is the higher of the two the Flames hold. The first round pick is conditional on Eichel playing this season. If he does not, it becomes next years first rounder.
Lets just say Eichel doesnt play this season and never fully recovers from the injury. Flames just give the 2023 1st regardless? Yeah no thanks.
Hell even if he plays thos season that should not guarantee a 2022 1st
You do realize it is a absolutely ludicrous idea that he will never play again. The surgery he wants has a pretty high success rate even if it’s never been done with an NHL player. The recovery time is also only about three months at most, so there’s a pretty good likelihood he would play at some point this year, depending on when the deal happens and how quickly he gets the surgery done. There’s a chance, although a small one, that he’ll never be the franchise level player that he once was after the surgery. Kind of like how there’s a chance any prospect Buffalo gets back in the trade turns out to be absolutely nothing.
Moving Monahan, while waiting for Eichel to recover creates a really big hole for the Flames. They’ll have a hard time scoring this year and I just don’t think they have the ability to go most most of the season missing a top 6 centre
If the Flames are to acquire Eichel, it would take creativity

Never said he wont play again, I said "never fully recovers." There is a decent chance he never returns to form. The conditions on this above trade are way too llight for a team acquiring a player guaranteed to miss half the season

I don't agree with that entirely. I do think they may look for a way to do it without Dube since he can play center in the meantime though
