I think Isles fans worry too much about making cap room. On the surface it looks dire, but the situation isn't as bad as it seems.
Leddy is absolutely worth a 2nd rounder or better to a contender that needs a top four puck moving LHD in his prime. It only takes two or more teams to want a player for the value to go higher (see JGP)
Komarov is signed for two more years, but he's an effective bottom six F making about market cap. His actual salary is 1.5m and 2m after his bonus is paid this offseason and he won't have to be protected. A money conscious team with young players that wants to add a mentor with grit and two way play should be interested. The biggest obstacle isn't his contract, it's his 7 team NTC.
Ladd is the one contract you pay someone to take, or just LTIR him.
Boychuck is still useable and with limited minutes is more than fine. He's a good buffer to ease Dobson into the NHL, and at some point will end up on LTIR.
