The Leafs deal would have to be at least Bracco and a 2nd to be fair.

As a Leafs fan, don't wanna lose Bracco and I doubt Dubas will trade him.
As a VGK fan, I would rather keep Miller and get rid of Engelland and maybe leave Schuldt in the AHL for one year to make cap room. That being said, the deal makes a lot of sense to help both teams in their cap and roster situations, especially if Miller is being misused and Bracco doesn't make the Leafs out of camp.

I like the Eakin trade, and agree that Holden/Reaves would go for low picks. They would be traded separately and get a little more value tho.

Unfortunately with Schuldt, if he gets optioned to the AHL other teams would be able to pick him up off waivers which possibly all 30 teams would do.

Leafs need cap space a lot more than Miller. Bracco is probably a Leaf, when one of their winger(s) is traded for cap reasons.

I can think of at least three teams that would give you a fourth for Holden: Anaheim, Los Angeles and Toronto.

All three trades give a poor return for Vegas.
Change the 3rd for a 2nd for Eakin
Add a 2nd for Miller
Change it to a 4th for Reeves and Holden.
